The YorkNine Journal: Who We Are, What We Built, and Why It Matters
By Avi Samaroo and Quan Ve ·
An inside look at who we are, the platform we built, pre construction access across the GTA, our in house Design Studio, and where the Ontario market stands today.
We did not build YorkNine to be another real estate website. We built it because we believed the people we serve deserve better tools, better information, and a better experience from start to finish.

01 Who We Are
YorkNine was founded by Avi Samaroo and Quan Ve, two realtors who grew up in the Greater Toronto Area and spent years watching the gap between what buyers and sellers needed and what the industry actually offered. We are not a team of dozens. We are two people who care deeply about doing this work the right way.
Avi brings a calm, grounded energy to every conversation. He listens before he advises, and he never rushes the process. His background in design and attention to detail means that every home he represents is presented with intention and care.
Quan is a strategist with a heart. He combines sharp market analysis with genuine compassion for the people he works with. His quiet confidence and attention to the details that matter have earned him trust across every price point and neighbourhood.
Together, we built YorkNine because we wanted to offer something different. Not louder. Not faster. Just more thoughtful.

The YorkNine Platform
02 The Platform We Built
When we set out to build yorknine.ca, we wanted to create something that did not exist yet in Canadian real estate: a platform that gives everyday buyers and sellers the same quality of information that professionals rely on.
The platform includes active, sold, and off market deals across the Greater Toronto Area and beyond. Every listing comes with neighbourhood data, commute estimates, price trend analysis, and comparable sales so you can make informed decisions without needing to call anyone first.
We also built in a live mortgage calculator with real time rates from major Canadian lenders, a home evaluation tool powered by nearby sold data, and a saved search system that notifies you the moment something matching your criteria hits the market.
It is designed to feel clean, intuitive, and respectful of your time. Whether you are browsing from your phone on the commute home or sitting down at your laptop to compare options, the experience is the same.

Live Map Search and Commute Intelligence
03 Live Map Search and Commute Intelligence
One of the features we are most proud of is the interactive map search. It is not just a map with pins. It is a full research tool that lets you draw boundaries, filter by price, beds, baths, and property type, and overlay commute zones to see exactly what is within your reach.
The commute zone tool lets you enter your workplace, school, or any destination and set a maximum travel time by car, transit, bike, or on foot. The map then highlights only the properties that fall within that commute window. It is the kind of tool that saves you weeks of guessing.
Every listing on the map links directly to a full property page with photos, floor plans, neighbourhood data, price history, and estimated monthly costs. You can save your favourite views, share them with your partner, and come back anytime.

The Neighbourhoods We Serve
04 The Neighbourhoods We Serve
We work across the Greater Toronto Area and surrounding regions, from the established tree lined streets of North York and Scarborough to the growing communities of Markham, Vaughan, Richmond Hill, Whitby, Oshawa, Ajax, Pickering, and beyond.
Each neighbourhood has its own character, its own rhythm, and its own story. We take the time to understand what makes each area special so we can help you find not just a house, but a place that fits your life.
Whether you are looking for a quiet cul de sac near top rated schools, a condo with a skyline view and a short commute, or a family home with space to grow, we know where to look and what to look for.

Pre Construction Projects on YorkNine
05 Pre Construction Access Across the GTA
Pre construction is one of the most exciting ways to enter the market, and it is also one of the most misunderstood. That is why we built a dedicated section on the platform where you can browse current pre construction projects, compare pricing, and get access to exclusive deals before they hit the public market.
Right now, we are featuring projects like Park and Main by Minto Communities in Unionville, Markham, which offers traditional and back to back townhomes in one of the GTA's most desirable neighbourhoods. We also have Stonerose Towns in Niagara, New Seaton in Pickering, and several condo projects across the city.
If you are interested in pre construction, we can walk you through the process, explain the deposit structure, and help you understand what to look for in a builder and a floor plan. We work directly with developers to bring you pricing and access that you will not find on your own.

YorkNine Design Studio
06 In House Staging and Design Studio
One of the things that sets YorkNine apart is that we do our own staging in house. We do not outsource to a third party or rely on generic furniture packages. Our Design Studio is a dedicated arm of what we do, and it is built on a simple belief: every home carries a story waiting to be told.
Our work begins not with furniture, but with listening. We study the architecture, the light, the neighbourhood, and the people most likely to walk through the door. From there, we build a narrative. Each piece is placed with intention. Each texture is chosen to evoke a feeling. The result is not a staged home. It is a home that feels like it has always been this way.
We believe that calm luxury speaks louder than excess. Clean lines, warm textures, natural light, and thoughtful composition. That is how we present every property we represent, and it is one of the reasons our listings consistently attract stronger offers and more engaged buyers.

Market Intelligence
07 What Is Happening in the Market Today
The Canadian housing market continues to move through a period of adjustment. According to the Canadian Real Estate Association, national home sales rose 5.1 percent year over year in April 2026, while new listings increased 10.4 percent, giving buyers more options than they have had in over two years.
The national average home price reached $695,412 in April, up 2.2 percent from a year earlier. There were 187,647 properties listed for sale across Canada at the end of the month. Meanwhile, CMHC reported that housing starts surged 17 percent in April to an annualized rate of 279,317 units, a sign that builders are responding to demand even as the resale market remains cautious.
For buyers, this is a market that rewards patience and preparation. Inventory is growing, competition has eased in many segments, and there are opportunities in both resale and pre construction that were not available a year ago. For sellers, presentation and pricing strategy matter more than ever. The homes that are staged well, priced accurately, and marketed with care are the ones that move.

Bank of Canada and Government Policy
08 Bank of Canada and Government Updates
The Bank of Canada held its overnight rate steady at 2.25 percent on April 29, 2026, with the Bank Rate at 2.5 percent and the deposit rate at 2.20 percent. Governor Tiff Macklem noted that the decision reflects a careful balance between supporting economic growth and managing inflation risks in the face of ongoing global trade uncertainty.
The next scheduled rate announcement is June 9, 2026. Most economists expect the rate to hold at 2.25 percent through the remainder of 2026. Current best available mortgage rates sit around 4.04 percent for a five year fixed and 3.50 percent for a five year variable, with the prime rate at 4.45 percent.
For buyers entering the market, the federal government continues to support access through programs like the First Home Savings Account with an annual contribution limit of $8,000 and the expanded insured mortgage cap of $1,499,999. These tools, combined with the current rate environment, create a window worth paying attention to.

What Comes Next
09 What Comes Next
In the weeks and months ahead, we will continue publishing market updates, neighbourhood guides, pre construction analysis, and the kind of honest, grounded perspective that we believe is missing from most real estate content.
If you are thinking about buying, selling, investing, or simply want to understand where the market is headed, we are here. Not as salespeople. As partners in one of the most important decisions you will ever make.
Thank you for being here. We are glad you found us.
