Buying new in Ontario? Check the updated rebate rules before you sign.

The updated CRA guidance makes the paperwork—and your eligibility—central to calculating a new home's cost.

CRA's August update to Notice 346 describes enhanced relief for eligible new Ontario homes. Provincial HST rebates can combine up to $80,000, subject to price, occupancy and timing conditions. Read CRA's updated notice.

The date on the agreement matters

For a typical builder purchase, the agreement window is April 1, 2026, to March 31, 2027. Other construction, tax and primary-residence conditions also apply.

Before you sign

Have your builder and real estate lawyer confirm eligibility and show which rebates are already credited in the price. Do not assume every new home—or every buyer—qualifies for the maximum.

A rebate headline is an invitation to check the paperwork, not a promise of a specific closing cost.
