Peel Region Open Houses Are Packed Again and Here Is What It Means
By YorkNine Journal ·
Open house traffic in Mississauga and Brampton is up sharply this April. What the foot traffic is telling us about buyer intent heading into May 2026.
The open house at the end of a Mississauga court had 34 groups walk through on Sunday. The listing agent had not seen numbers like that since the fall of 2023. The house was a four-bedroom detached, listed at $1,089,000, priced $40,000 below the nearest comparable. It sold Monday morning for $1,071,000. No bidding war. No drama. Just a well-priced home and a buyer who had been waiting for exactly this.
Across Peel Region, that story is repeating. Open house traffic is up. But prices are not. What we are watching is buyers returning to the market in volume, cautiously, looking for the right property at the right price. This is not 2021. This is something more interesting: a functioning market.
Mississauga: The Resilient Middle Ground
Mississauga's resale market in April 2026 is performing better than the broader GTA narrative suggests. Detached homes across the city's mature neighbourhoods average $1,275,000 to $1,350,000 in the Erin Mills, Meadowvale, and Streetsville corridors. Semi-detached homes and townhomes in the $850,000 to $1,050,000 range are generating the most activity, drawing both first-time buyers and downsizing empty nesters simultaneously.
The condo segment is more complicated. Port Credit and City Centre condos face the same oversupply pressure as downtown Toronto. Listings are sitting longer, with days on market averaging 58 to 65 days for one-bedroom units. Sellers in this segment need to price at or below recent comparable sales to generate showings.

Brampton: The First-Time Buyer Magnet
Brampton continues to draw disproportionate interest from first-time buyers, and for obvious reasons. Detached homes in Brampton's west end average $960,000 to $1,040,000. Semi-detached homes start at $780,000. These prices, combined with the city's diverse community character, transit connectivity, and improving retail and restaurant scene, make Brampton one of the most active first-time buyer markets in Ontario.
The Westgate corridor specifically, running along the west side of the city near Bramalea City Centre, is seeing renewed interest from buyers looking for detached homes with legal basement suites. Properties here with a separate entrance finished basement can generate $1,600 to $1,900 per month in rental income, meaningfully improving carrying cost calculations for buyers who need the help.
Brampton's average days on market for detached properties in March 2026 fell to 32 days, the lowest since November 2023. Sellers who price correctly are moving fast.

What Open House Traffic Really Tells Us
Real estate agents across Peel Region are reporting a specific pattern in open house visitors this spring: they are informed, prepared, and decisive. Buyers walking through open houses in April 2026 have typically been watching the market for six to eighteen months. They know the comparables. They know what the home should sell for. They are not coming to browse. They are coming to decide.
This buyer behaviour is a meaningful shift from 2023 and 2024, when open house traffic was high but conversion was low. Today, the buyers who show up are closer to making a move. For sellers, this means that a well-attended open house is a genuine leading indicator of an offer, not just foot traffic.
The Bank of Canada rate decision announced this morning, April 29, maintained the overnight rate at 2.25 percent. While the Monetary Policy Report flagged inflation risk from elevated oil prices linked to the Iran conflict, the hold signal was broadly interpreted as market-supportive. Buyers who were waiting for rate certainty before acting now have one more data point confirming the stability they needed.

The View Into May
May is historically the GTA's highest-volume sales month. Listing inventory typically peaks in the first two weeks of May as sellers who watched the April data make their move. For buyers, this means more choice. For sellers, it means more competition.
The smart strategy for both sides is to act in the next ten days, before May inventory floods the market. Buyers who move now face fewer competing offers and more motivated sellers. Sellers who list this week benefit from lower inventory competition and higher buyer urgency before the market's natural May dilution.
The Peel Region market in spring 2026 is not a bubble forming. It is a floor being established. The buyers coming through those open houses are not speculating. They are building lives. That is the most stable foundation a real estate market can have.
