Six Days to April 29: The GTA Market Holds Its Breath Before the Bank of Canada

By Avi Samaroo and Quan Ve ·

With the Bank of Canada's next rate announcement six days away on April 29, the Greater Toronto Area real estate market is in a careful holding pattern. Here is what the data says, what buyers and sellers are doing, and how to position yourself before the announcement.

Six Days to April 29: The GTA Market Holds Its Breath Before the Bank of Canada

Every serious participant in the Greater Toronto Area real estate market is watching the same calendar. April 29, 2026. Six days from today. That is when the Bank of Canada delivers its next interest rate decision, and the GTA housing market is doing something it does not do very often: waiting.

The overnight rate currently sits at 2.25%, held since March 18, 2026. The Bank Rate is 2.5%. The deposit rate is 2.20%. These numbers represent the third consecutive hold after a significant easing cycle that brought rates down from the 5% peak of 2023. Canada's inflation rate in March 2026 came in at 2.4%, right at the edge of the Bank's target band, giving policymakers very little room to move aggressively in either direction.

According to rate tracking data from wowa.ca, there is currently a 16% likelihood of a rate cut on April 29. That is not nothing. But it is also not a signal to bet the house on.

What the March Numbers Actually Mean

TRREB's March 2026 report told a layered story. Home sales across the GTA reached 5,039 transactions, a 1.7% increase year over year. That is the first year-over-year sales gain since September 2025 and a signal that buyers are genuinely returning to the market as affordability improves.

But affordability improving means prices have come down. The average GTA selling price in March 2026 was $1,017,796, down 6.7% from March 2025. The MLS HPI Composite Benchmark sat at $941,800, down 7.4% year over year, though inching upward 0.3% month over month.

Here is what that tells you: the floor may have been found. Monthly prices are ticking up even as annual comparisons look negative. The year-over-year numbers are still doing cleanup from the peak of 2022. The month-over-month numbers are the ones that actually tell you where the market is going.

Condominiums remain under the most pressure. The average GTA condo price in March was $620,479, down 9.1% from a year ago. Condo investors who bought at 2022 prices are still underwater. The condo market will not recover until supply absorption catches up, and with zero new project launches in Q1 2026 as confirmed by multiple industry sources, the long-term supply picture is quietly improving.

The April 29 Scenarios and What They Mean for You

Scenario One: Bank of Canada cuts 25 basis points to 2.00% This is the low-probability scenario right now. If it happens, expect an immediate psychological lift in buyer confidence, particularly in the $700,000 to $1.1 million range where financing sensitivity is highest. A cut would compress fixed rates modestly as bond yields adjust. Variable-rate holders would see immediate payment relief. The spring market could re-accelerate into May.

Scenario Two: Bank holds at 2.25% The most likely outcome. The market has essentially priced this in. A hold with neutral language changes nothing. A hold with hawkish language would dampen enthusiasm slightly. A hold with dovish signals pointing toward a June cut would be mildly positive. This is the scenario where patience is rewarded.

Scenario Three: Bank signals concern about tariffs and global uncertainty The Bank cited trade uncertainty in its March statement. CTV reporting this week noted the Bank is watching inflation pressures carefully. If the April 29 statement leans into downside risk language, markets will read it as a cut coming in June, which would keep buyer optimism elevated heading into the summer market.

Where the Smart Buyers Are Moving Right Now

The bifurcation Global News identified this week is real. Big cities, meaning Toronto, Vancouver, and Calgary, are seeing housing price dips. More affordable mid-sized Ontario cities are seeing prices rise as migration continues.

Within the GTA this plays out as: Toronto proper and inner-ring suburbs like East York, Etobicoke, and North York remain under price pressure. Outer ring communities like Ajax, Whitby, Pickering, and parts of Durham Region are stabilizing or ticking upward because they offer genuine value relative to the GTA average.

Richmond Hill and Vaughan have come down meaningfully from their peaks and now represent strong value propositions for buyers with 5 to 7 year holds. A semi-detached in Vaughan that cost $1.4 million in 2022 is $1.05 to $1.1 million today. That is a real entry point.

Burlington and Oakville remain premium markets but have softened enough that buyers who were priced out in 2021 and 2022 are now making serious moves. The Halton market fundamentals, meaning top school catchments, low crime, proximity to the QEW and 407 corridors, have not changed. Only the price has.

The Seller Reality in April 2026

If you are listing in the next 30 days, the April 29 announcement matters to your strategy in a concrete way. Here is the practical advice.

Price with precision. The market is not forgiving overpriced listings. The March data showed homes achieving 97 to 99% of asking price when priced correctly. Homes priced above market are sitting 80 to 120 days and ultimately selling at 90% or less. The penalty for greed is severe and measurable.

Stage for the buyer you want. The typical GTA buyer in April 2026 is a move-up family trading a condo or smaller home for more space. They have lived through the pandemic in tight quarters. They know what they want. Staging that shows functional space, natural light, and practical storage outperforms staging that prioritizes aesthetic impressiveness.

Do not wait for a rate cut to list. If rates do come down on April 29, inventory will increase as sellers who have been waiting also decide to move. The window of relatively low competition is right now, not after the announcement.

The Investor Calculus

For investors, the spring of 2026 presents a specific type of opportunity that does not come around often. Prices are down 7 to 9% from a year ago. Mortgage rates are stable. Rental demand remains strong. The national average asking rent was $2,008 per month in March 2026, the 18th consecutive month of rent declines, but that number is a national average. GTA rents remain materially higher.

The math on a well-selected Durham Region detached home at $750,000 to $850,000 with a legal basement suite works today at 4.04% on a 5-year fixed. It did not work in 2022 or 2023. The combination of lower prices and stabilized rates has created a genuine entry window for investors with a 7 to 10 year horizon.

The investors who will regret April 2026 are the ones waiting for a further price drop that may not materialize. The investors who will look back on this period with satisfaction are the ones who underwrote a deal conservatively, required positive cash flow from day one, and bought in a neighbourhood with strong rental fundamentals.

The Bottom Line

Six days. That is all that stands between the current holding pattern and the next signal from the most important institution in Canadian housing. The smart move is not to wait for that signal to act. The smart move is to understand all three scenarios, know exactly what you will do in each one, and be positioned to execute.

The GTA real estate market in late April 2026 rewards preparation. It punishes hesitation and it penalizes overconfidence. If you are serious about buying, selling, or investing in the next 60 to 90 days, now is the time to get your mortgage pre-approval confirmed, your comparables reviewed, and your strategy locked in.

The market will not pause for you on April 30th. Will you be ready?
